Johnson Development named developer of Harmony, newly named north Houston community

July 26, 2012

HOUSTON, TX – Johnson Development Corp. has been retained to manage the completion of development in Harmony, the newly named 1,000-acre north Houston community with more than 2,000 residential home sites remaining to be developed at Rayford Road and Riley Fuzzel Road.

Located near the new ExxonMobil campus five miles east of I-45, Harmony becomes the ninth Houston-area community in the Johnson Development portfolio.  Known nationally for its award-winning master-planned communities, the company also is the developer of Woodforest, Sienna Plantation, Riverstone, Cross Creek Ranch, Imperial, Fall Creek, Tuscan Lakes and Edgewater among others.

Previously known as Discovery at Spring Trails, the community currently has 262 developed lots, 132 of which are resident occupied. Johnson Development anticipates developing Harmony’s remaining 2,000 home sites over the next six to eight years starting with the first new neighborhoods this fall.

In addition to creating a new identity, Johnson Development will direct the investment of more than $5.8 million within the next 18 months for a new aquatics complex, enhanced landscaping and several neighborhood parks. A Community Services Foundation, funded by a transfer fee collected on the sale of future homes, also will be launched to invest in resident activities and other enhancements within the community.

“We’re anticipating great interest in Harmony, particularly with those relocating to the north part of town for the new ExxonMobil campus,” notes Johnson Development Corp. President Larry Johnson.  “This property is a true hidden gem.”

Besides its proximity to I-45 and the Hardy Toll Road, Harmony will have direct access to the Grand Parkway within the next three years when the toll road is extended from U.S. 290 to I-45 and further to U.S. 59 north.   The community is also located near the Spring Creek Greenway Project, a pristine area of up to 12,000 acres of forested nature preserves ideal for hiking, biking, canoeing and other outdoor recreation.

H-E-B also has purchased a site at the entry of Harmony on Riley Fuzzel Road and is expected to open in three years when the Grand Parkway improvements are in place.

Harmony will offer homes from the $150s to the $400s from such outstanding builders as Ashton Woods Homes, Darling Homes, Highland Homes, Perry Homes, Village Builders and Westin Homes.  Each of Harmony’s builders have committed to construction standards which meet the highest levels of energy efficiency according to the Energy Star certification program.

Residents of Harmony are zoned to schools in the Conroe Independent School District including Broadway Elementary, York Junior High School, Cox Intermediate and Oak Ridge High School.
