Camp Strake property to include 750K square feet of retail space

A Houston-based real estate firm is poised to develop its biggest retail project to date at a hot location near The Woodlands.

Fidelis Realty Partners will close on a deal in the next month to purchase 112 acres from the Johnson Development Co. for an undisclosed amount along Loop 336 in Montgomery County on the former Camp Strake property.

The property is in a prime location, just 10 miles away from Exxon Mobil Corp.'s (NYSE: XOM), which will eventually house 10,000 employees.

Johnson Development is building a yet to be named mixed-use development on the property, which sits on the southwest corner of Interstate 45 North and Loop 336, south of Conroe, with frontage on both I-45 and Loop 336.

It will be Fidelis’ largest retail project to date, said Lynn Davis, co-founder of Fidelis. The project will include three retail centers for a total of 750,000 square feet, which will open by the end of 2016 or the beginning of 2017.

Houston-based Boucher Design Group is the architect. A general contractor has yet to be selected.

“We are excited to be working with Johnson Development, and to be the front door to their community,” Davis said. “They do such great work.”

Bike and walking trails will link the retail centers to other elements of the mixed-use development, which will include single family homes, multifamily projects, office space and hotels. Construction will begin on the project’s infrastructure in early 2015.
