New Commercial Projects

Grand Central Park - New Commercial Projects

March 17, 2021

As Grand Central Park continues its impressive new home sales following a record-setting 2020, several projects within its commercial acreage are emerging as Johnson Development’s vision for a vibrant City Central and permanent arrival experience into the Montgomery County community come to life.

Work will soon begin on a new full-service hotel, convention center and five-level parking garage to be owned by the City of Conroe and leased to a luxury hotel operator.  Completion of the 250-room property, to be built by the City of Conroe, is expected by November 2022.  The third party operator and brand have yet to be disclosed.

Adjacent to the hotel, work continues on Marcel Boulevard, an open-air shopping, dining, and office destination featuring boutique retailers, chef-inspired restaurants and Class A office space. A project by MARCEL, the community centric lifestyle development will offer ground-level special event and entertainment areas amidst a pedestrian-friendly, tree-lined setting. Ample onsite parking also will be available.

Grand Central Park’s City Central commercial district is also home to Sam Houston State University’s new College of Osteopathic Medicine which opened last summer as the first medical school in Montgomery County.

Concurrent with these projects, Johnson Development has commenced work to open a permanent arrival experience at Grand Central Parkway, south of South Loop 336, easing access into the community from IH-45.  Upon completion in April, those traveling north on IH-45 can take the Camp Strake/Crighton Road exit and turn left directly into the community, rather than traveling up to 336 and making a U-Turn.

According to Bob Douglas, general manager of Grand Central Park, “We are working with the City of Conroe and TxDOT to update the IH-45 north and southbound highway exit signs to properly recognize Grand Central Parkway.  A rather lengthy undertaking, these efforts are progressing toward an expected 2021 completion.”

Just beyond the new entrance, Johnson Development will add a landscaped/hardscaped roundabout to serve as a signature feature within the City Central district. Continuing west of the roundabout, Grand Central Parkway will extend into the heart of the community, winding its way past Deer Lake to intersect with Town Park Drive at Grand Central Park’s new amenity complex, The Lake House, scheduled to open this summer.

“Our forested setting provides a natural buffer between the City Central area and our neighborhoods of new homes,” says Shannon League, director of marketing for Grand Central Park.

Earlier this year, Grand Central Park opened its next section of new homes, 148 prime homesites in its Central Village within walking distance of picturesque natural settings and the Lake House amenity complex.

The community of new homes by Johnson Development Corp. is located at I-45 North and South Loop 336 five miles north of The Woodlands.
