Johnson Development has selected eight builders for the first phase of The George, a new 1,500-acre community in Fort Bend County. The builders will offer designs for more than 300 homesites: Chesmar Homes and Newmark Homes with floor plans for 40-foot homesites; Perry Homes and Empire Homes with designs for 45-foot lots; David Weekley Homes and Westin Homes offering designs for 50-foot homesites; and Highland Homes and J. Patrick Homes with plans for 60-foot lots. “We’re thrilled to unveil this outstanding line-up of builders,” said Derek Goff, Vice President and General Manager of The George. “Each brings a proven track record of excellence in home design, quality construction and customer service — and have long-standing relationships with Johnson Development. Their commitment to excellence, combined with our vision for The George, will serve as a critical first step to achieving our goal of creating a world-class community our future residents will be proud to call home.” Builders are expected to receive homesites in the first quarter of 2026, with pre-sales anticipated to begin shortly thereafter. Eight professionally designed model homes are scheduled to debut in Spring 2026, offering prospective buyers a first look at the community’s architectural variety and quality. Home prices will be announced at a later date. Planning is also underway for an amenity center in the first phase, designed to serve as a hub for resident connection and recreation. Upon completion, The George is expected to encompass about 4,000 homes, various retail and onsite school sites. The community is currently zoned to Thomas Elementary and three adjacent schools — Steenbergen Middle School, Wright Junior High and Randle High School within Lamar Consolidated Independent School District. Johnson Development acquired land for The George, located off Fm 2977 at Koeblen Road, from The George Foundation last year. The historic George Ranch will remain unaffected, continuing its mission to educate students through a hands-on learning experience and share the rich history of the region. Earlier this year, Johnson Development revealed the community’s name, saying it honors the George family legacy and The George Ranch, founded in 1824. “We want The George to be a place where families can be inspired to shape their own lasting legacies,” Goff said. The George marks Johnson Development’s ninth community in Fort Bend County, reinforcing a legacy of thoughtful, community-focused growth. With nearly 26,000 acres under development in the county alone, Johnson Development is the visionary behind the largest master-planned community in the region — Sienna — setting the standard for quality, connectivity, and long-term planning in residential development.
