Grange is welcoming a new chapter — and a new way to call the community home.

J. Patrick Homes has officially begun pre-sales and opened a new model home at Grange, introducing an all-new collection of homes designed specifically for 40-foot homesites. This new offering brings a fresh price point and expanded opportunities for buyers looking to join the Johnson Development community.

The collection includes 11 thoughtfully designed floor plans ranging from approximately 1,300 to 2,500 square feet, with base prices starting in the $370,000s. One- and two-story designs offer two to four bedrooms, two to four bathrooms, and two-car garages, along with a wide range of customization options that allow homeowners to personalize their space.

“We’re excited about this new addition to our builder line-up and the opportunities it offers for those looking for a home priced below $400,000,” said Jacob W. Rice, Vice President and General Manager of Grange. “Finding a newly built home in the $300,000s in Katy can be a challenge. We’re filling an important niche.”

These homes mark a milestone for J. Patrick Homes as the builder’s first-ever floor plans created for 40-foot homesites. Buyers can choose from a variety of architectural styles — including traditional, modern cottage, Craftsman, contemporary, and more — and will receive two complimentary visits to the J. Patrick Homes design center to help bring their vision to life.

Patrick Homes. “These new floor plans are more approachable for people buying their first home or who would prefer a smaller home. Expanding the 40-foot homesite offering even further, Highland Homes is also expected to begin sales on 40-foot homes later this summer. Highland Homes was the first builder to open in Grange in fall 2024, helping the community reach a milestone of 100 homes sold last year.

In addition to homes on 40-foot homesites, Grange offers a wide variety of options with homes available on 45-, 50-, 55-, and 60-foot lots from builders including David Weekley Homes, Drees Custom Homes, Newmark Homes, Perry Homes, and Westin Homes. With J. Patrick Homes’ new collection, the community’s starting price point now begins in the $370,000s, down from the low $400,000s.

Grange residents attend schools within Katy Independent School District, which recently closed on land within the community for a future elementary school and junior high. Construction on the junior high is expected to begin later this year.

Looking ahead, construction is also expected to begin this year on Ricestead — a one-of-a-kind amenity complex that blends pools, sport courts, expansive open space, and retail into a central gathering place for the community. Henley Park is already open and offers a one-acre green space with play areas for children ages 2 to 12, a pavilion, open lawn, and walking trails.
