Grange Introduces Smaller Lot Size, J. Patrick Homes Begins SalesFebruary 10, 2026
J. Patrick Homes has started home pre-sales and opened a new model home in Grange, introducing a new collection of floor plans for the community. J. Patrick Homes is offering 11 floor plans designed for 40-foot homesites — a new lot size and new price point for Grange. The homes range from 1,300 to 2,500 square feet and are base priced from the $370,000s. The one- and two-story designs offer two to four bedrooms, two to four baths and two-car garages. Each home design boasts an array of customizations. “We’re excited about this new addition to our builder line-up and the opportunities it offers for those looking for a home priced below $400,000,” said Jacob W. Rice, Vice President and General Manager of Grange. “Finding a newly built home in the $300,000s in Katy can be a challenge. We’re filling an important niche.” These are J. Patrick Homes’ first-ever floor plans for 40-foot homesites. Home buyers can choose from a selection of elevations, including traditional, modern cottage, Craftsman, contemporary and more. Buyers will also receive two complimentary visits at the J. Patrick Homes design center to customize their homes. “At J. Patrick Homes, we want to deliver a luxury, semi-custom experience to all of our buyers, no matter what size home they select,” said Tim Drone, company president. “These new floor plans are more approachable for people buying their first home or who would prefer a smaller home. We’re happy to be breaking new ground for our company in a community like Grange.” Highland Homes also will offer homes for 40-foot homesites in Grange, with sales expected to begin this summer. Starting in fall 2024, Highland Homes was the first builder to begin home sales in Grange, which reached a milestone of 100 homes sold in the community last year. Other builders in Grange, which also offers homes on 45-, 50-, 55-, and 60-foot homesites, include David Weekley Homes, Drees Custom Homes, Newmark Homes, Perry Homes and Westin Homes. J. Patrick’s entry into the community drops Grange’s starting price point from the low $400,000s to the $370,000s. Children attend schools within the Katy Independent School District. Last year, the district closed on land for an elementary school and junior high school in Grange. Construction on the junior high is expected to begin later this year. Also expected to begin construction this year is Ricestead, an amenity complex in Grange that stretches the boundaries of a traditional center, combining pools, sport courts, expansive open space and retail into a central gathering hub. Already open in the community is Henley Park, a 1-acre green with three play spaces for children ages 2 to 12, a pavilion, open lawn and trails.
