How a New Home Can Lead to a Lower Insurance Bill

Cross Creek West - How a New Home Can Lead to a Lower Insurance Bill

October 16, 2026

A new home comes with plenty of perks, including fresh finishes, modern floor plans, and the joy of knowing no one else has ever used your oven. One less obvious bonus? It may also give you a better shot at lower homeowners insurance costs.

What Does the Texas Department of Insurance Say?

The Texas Department of Insurance (TDI) says insurers may offer discounts for a newer home or one in good condition, an impact-resistant roof, monitored burglar or fire alarms, fire sprinklers, bundling policies, and remaining claim-free for three years. The exact discount and whether a feature qualifies depend on the company and policy. The National Association of Insurance Commissioners (NAIC) agrees.

Built for Tough Weather

Texas weather is rarely boring. Hail, high winds, thunderstorms, heat waves, and the occasional hard freeze can put any home through its paces. New-construction homes start with updated materials and systems, while certain roof and resilience features may help a home better handle whatever the forecast decides to do next.

According to TDI, some insurers offer discounts for roof materials designed to resist wind, hail, or fire damage, and newer roofs may qualify for roof-age discounts. If a home has a verified resilience designation, such as Insurance Institute for Business & Home Safety (IBHS) FORTIFIED, it may also qualify for a discount.

New Systems, Fewer Surprises

One of the best things about a newly built home is that everything begins at zero miles. The plumbing is new. The wiring is new. The roof is new. There is no guessing whether a decades-old pipe is about to choose a holiday weekend to break. That means newer homes generally avoid the issues that can come with aging materials. The Texas Department of Insurance notes that homes built within the last five years may qualify for lower rates because new wiring and hardware can be less expensive to rebuild than older components.

Smart Features, Smarter Questions

A monitored fire or burglar alarm, sprinkler system, security cameras, or other protective features may do more than provide peace of mind. They could also make your home eligible for an insurance discount. The NAIC recommends telling your insurer about these safety features since they may affect your coverage needs.

A Fresh Start, Plus a Little Backup

One of the nice things about buying new is that your home starts with a clean slate. Many new homes include a builder warranty that covers workmanship, systems, and structural components for a specified period of time. If an issue pops up, you can work with the builder rather than turning to your homeowners insurance. New homes also have no prior damage or insurance claims history. That doesn’t guarantee lower insurance rates, but both can work in your favor when an insurer evaluates the home.
