Johnson Development Services Starts Construction on New Austin Community

Johnson Development Services — an affiliate of Johnson Development Corp. — has started construction on a new master-planned community in Williamson County, Nolina.

The 524-acre community is located off of Ronald Reagan Boulevard eight miles north of Highway 29. The land was purchased from GT Land Holdings, LLC, in January.

“This land has beautiful natural features that will play heavily into how it will be developed,” said Michael Cox, President of Johnson Development Services, an affiliate of Johnson Development Corp. “Our pledge to stay as true as possible to the land is reflected in our name, Nolina, which is a succulent shrub found onsite.”

Nolina is planned for 1,335 single-family homes. Builders in the first phase will include Chesmar Homes, Taylor Morrison and Westin Homes, with home sales potentially beginning as early as summer 2023. Pricing has not yet been determined.

In addition to access to the property’s natural features, an amenity center is planned for Nolina, offering a family pool, splash pad, fitness center, playground, event lawn, dog park and pickleball court. An onsite Director of Fun will plan frequent resident activities.

“Like other Johnson communities, resident lifestyle will be a focus in Nolina,” said Rick Yarbrough, General Manager of the community. “There will be ample opportunity for people to get outside and enjoy nature, but they will also have access to planned amenities and events. There will always be something to do and ways to connect.”

Much of Nolina will be zoned to schools in the Florence Independent School District. A small portion of the community will be zoned to Georgetown Independent School District. Residents in the community will have a Georgetown address.

This will be the first Johnson Development Services community in the Austin area. It is the second Austin-area community for Johnson Development Corp., which also develops Bryson, a 530-acre community in Leander.
