Kresston - New Johnson Development Community Starts Construction

Phase 1 construction has started in Kresston, a new Johnson Development community in Montgomery County and the Magnolia Independent School District.

The first phase of the 1,400-acre community will offer approximately 359 homesites; ultimately, Kresston will have approximately 3,600 homes.

“Development activity has commenced for thoroughfares and residential neighborhoods,” said Virgil Yoakum, Senior Vice President and General Manager of Kresston. “We should be able to announce builders soon, with lots going to them by the end of 2024 and home sales starting in early 2025.”

Kresston — named after the small town that was the birthplace of Johnson Development Founder Larry Johnson — is near Magnolia with frontage along State Highway 249 and FM 1486. Initial access into the community will be from FM 1486 with an entry at State Highway 249 planned in a future phase.

The community’s master plan allows for a mixed-use residential lifestyle and commercial retail space  of homes and townhomes as well as a variety of amenities, open space and an onsite Magnolia Independent School District campus.

The master plan also includes a mile of frontage along State Highway 249 and FM 1486 for retail, dining and other conveniences.

“We very much want to invoke a small-town ambiance in Kresston, but that doesn’t mean residents will be far from the shopping, entertainment and employment found in more metropolitan areas,” Yoakum said. “The Aggie Expressway will make it easy for residents to drive to The Woodlands, Houston, Tomball and even College Station for those who might work at Texas A&M.”

Kresston is Johnson Development’s third Montgomery County community. Woodforest is located in Montgomery north of FM 1488, and Grand Central Park is in Conroe at Interstate 45 and Loop 336 South.
