What’s Included (and Not Included) in New Construction?

Jubilee - What’s Included (and Not Included) in New Construction?

May 29, 2025

One of the biggest advantages of buying a new home is that it’s move-in ready, fresh, clean, and under warranty. But it’s also one of the most common areas of confusion for first-time buyers: what exactly comes with the home, and what upgrades or items will you need to budget for yourself?

This guide breaks down what’s typically included in a new home — and what isn’t — so you can plan with confidence and avoid surprises.

What’s Usually Included in a New Home?

Builders want you to have a finished, livable home when you get your keys. At Jubilee, builders deliver homes that include:

  • Structure & Finishes
Foundations, framing, roofing, siding, insulation, drywall, paint, doors, and standard flooring are all part of your base price.

  • Kitchens & Bathrooms
Standard cabinets, countertops, sinks, toilets, showers or tubs, and fixtures are installed. Many homes come with a standard appliance package (often including stove/oven, dishwasher, and sometimes a microwave).

  • Plumbing & Electrical Systems
All necessary wiring, outlets, switches, lighting, plumbing, and HVAC (heating, ventilation, and air conditioning) systems are included and operational.

  • Yard (Sometimes)
Depending on the builder and the lot, basic front yard landscaping and sod may be included. Backyards are often left unfinished unless specified.

  • Builder Warranties
Most builders offer warranties covering workmanship, systems, and structural components, giving you peace of mind.

At Jubilee, many builders go above and beyond with upgraded energy-efficient features and finishes already included. Be sure to ask what comes standard in the floor plan you’re considering.

What’s Often Not Included?

Even in a fully built home, there are some items buyers often assume are included — but aren’t. Knowing ahead of time helps you plan and budget wisely.

  • Refrigerator, Washer, and Dryer
While a stove/oven and dishwasher are usually standard, you’ll often need to buy your own fridge, washer, and dryer.

  • Window Treatments
Blinds, shades, or curtains are typically not included unless part of a promotion or upgrade package.

  • Upgraded Flooring, Countertops, or Cabinets
Many builders showcase model homes with premium finishes. Base homes come with standard materials unless you choose to upgrade.

  • Backyard Landscaping & Fencing
Front yard landscaping is often included to maintain curb appeal, but backyard landscaping, fencing, and patios are usually extra.

  • Garage Door Openers & Ceiling Fans
Sometimes these are upgrades, not standard, depending on the builder.

  • Decorative Features
Light fixtures, mirrors, or hardware beyond the standard package are often optional upgrades.

How to Get Clarity on What’s Included

Here’s how to make sure you know what you’re getting — and what you’re not:

  • Walk through a home that reflects the standard package, not just the model home.

  • Ask for a detailed list of standard features versus optional upgrades.

  • Request a price sheet of common upgrades so you can decide what to include now versus later.

  • Clarify what’s covered in your builder’s warranty and for how long.
