Johnson Development Acquires 764 Acres in Liberty Hill

Johnson Development has closed on 764 acres for a new master-planned community of more than 1,900 homes in Liberty Hill.

Johnson Development and the State of Texas General Land Office purchased the land, located at 680 E. County Road 202 near the Highway 183A toll road extension, from Bill Chapman and his partners as well as Heath Chapman. Reid Barry with Texas Land represented Bill Chapman and his partners.

“The Chapman Ranch presents an amazing opportunity for our newest Central Texas community,” said Tommy Tucker, Johnson Development’s Vice President of Business Development for Central and North Texas. “It’s a beautiful ranch with 1.5 miles of frontage along the north fork of the San Gabriel River. It’s less than 30 minutes from some of the Austin area’s largest employers, including Apple, Indeed, VRBO and Visa. And parents will be pleased to hear their children will attend highly acclaimed Liberty Hill ISD.”

“The General Land Office’s mission is to maximize the revenue from our state lands to help fund Texas public education. Our agency is pleased to play a significant role in the Johnson Development project, which promotes diligent land use and provides families with convenient, connected living environments,” said Texas Land Commissioner Dawn Buckingham, M.D. “Located in the heart of Central Texas in Liberty Hill ISD, the Chapman Ranch will provide homes for more than 1,900 families — ensuring Texas children will have a dedicated, highly sought-after school district close to home to learn.”

Plans for the community — name to be announced — call for homesites ranging from 45 feet wide to 70 feet wide. The master plan includes five acres devoted to commercial, 15 acres for an onsite school, 70 acres of open space and a five-acre amenity center. Extensive trails, pocket parks and greenways will be incorporated into the community.

Builders and pricing will be announced at a later date. Home sales are expected to begin in fall 2027.

Johnson Development recently completed development of Bryson, another Williamson County community located nearby in Leander.

“We are bullish on Liberty Hill and Williamson County market,” Tucker said. “Close enough to enjoy Austin but far enough away to have an authentic Hill Country vibe, there’s a reason why Williamson County is the state’s eighth fastest-growing county.”
