Cross Creek Ranch - H-E-B Purchases Acreage in Cross Creek Ranch

September 15, 2015

Grocer H-E-B has acquired land within master-planned Cross Creek Ranch for a new store.

The recent purchase is for 27.89 acres at the northwest corner of Fulshear Bend Drive and FM 1463. Read King Commercial Real Estate bought an adjacent 19.98 acres for future retail development.

H-E-B has not announced timing for construction or opening of the new store.

“The City of Fulshear has worked to prepare for quality, guided and sustainable growth through our comprehensive plan, ordinances and communicating our vision to developers,” said Mayor Tommy Kuykendall. “It is exciting to see the commercial areas of Cross Creek Ranch beginning their planned metamorphosis. Having H-E-B debut as the first major grocer in Fulshear puts an exclamation point on the city's economic development efforts and our partnering efforts with Johnson Development and Read King.

“I believe H-E-B hits the mark for Fulshear's demographics and the desires of our residents,” Kuykendall said. “H-E-B will also boost our sales tax revenues and help the city achieve a long-term goal of balancing between property and sales taxes as a source to fund city operations. We welcome H-E-B as a partner to the Fulshear community.”

The 3,200-acre Cross Creek Ranch  — a project of The Johnson Development Corp. — devotes approximately 200 acres for retail development.

“Fulshear has grown tremendously and is projected to continue its phenomenal growth,” said Rob Bamford, general manager of Cross Creek Ranch. “The developers of Cross Creek Ranch anticipated this momentum and planned accordingly, with significant acreage reserved for commercial use.”

Already open in Cross Creek Ranch is a CVS Pharmacy at 5902 FM 1463 and a retail center on Fry Road near FM 1463 that includes restaurants, medical offices, real estate offices and more. A WellPet Center Veterinary Hospital and Children’s Lighthouse learning center are under construction in the community and a second retail center is under development at the northwest corner of Fry Road and FM 1463. Italian Maid Café is open within the community adjacent to the information center.
