Cross Creek Ranch has released the first homesites in its final 300 acres to be developed — and the first to be located west of the Texas Heritage Parkway.

Creek Rush at Cross Creek Ranch will accommodate more than 600 homes upon completion, offering a wide variety of floor plans that range from townhomes to spacious homes designed for 80-foot homesites. Builders are Chesmar Homes, Highland Homes, Lennar, Newmark Homes, Partners in Building, Perry Homes and Tri Pointe Homes.

“Our strategy of having a wide slate of home designs has proven successful and is a development plan we are continuing with this ‘final frontier’ of Cross Creek Ranch,” said Rob Bamford, General Manager of Cross Creek Ranch. “With demand for new homes still strong, our builders have been eager for new lots. We expect sales to track along quickly.”

Like other areas of Cross Creek Ranch, this western-most tract will boast on-site amenities, including a 4.1-acre recreation complex. Currently in the final planning stages, the complex will offer a pool, open space, playground and more.

“Such as with all Johnson communities, and certainly here in Cross Creek Ranch, our amenities are world class and this new recreation complex will be no different,” Bamford said. “Every feature is being thoughtfully designed to engage residents. This complex will be a wonderful complement to what residents already enjoy in the community.”

Nearly 15 acres have recently been sold to Lamar Consolidated Independent School District for a new elementary school. In addition, 27 acres along Texas Heritage Parkway and Fulshear Bend Drive have been designated for commercial. Fourteen of those acres have already been sold.

The first homes in Cross Creek Ranch were sold in 2008. Since then, more than 4,800 new homes have been closed in the 3,200-acre community, which has made frequent appearances on lists of the nation’s top-selling master-planned communities. Most recently, Robert Charles Lesser & Co. (RCLCO) ranked Cross Creek Ranch at No. 48 on its 2021 report of the best-selling master-planned communities in the country.

Eight homebuilders currently offer new homes priced from the $280,000s to more than $1 million in Cross Creek Ranch. A number of homes are available now for those wanting to move in this year.
